We offer Home Information Packs (HIP’s) to our clients. All of our personal local authority searches within the HIP are carried out in house, therefore no waiting for outside agencies to return documents. The experience we have gained by providing HIP’s to Estate Agents, Developers and Solicitors means that we are well placed to offer an efficient and cost effective service.

Currently Home Information Packs are required to be commissioned and paid for at the point marketing commences for all residential property in the UK and must contain an Energy Performance Certificate (EPC), however, from 1st April 09 the Home Information Pack will need to be completed (with the exception of Local Authority and Water Searches) before marketing can commence. The April HIP will also see a new component known as a property information questionnaire which will need to be completed by the seller and asks questions about rights of access, planning permissions, if there has been a building insurance claim on the property and who your utility suppliers are etc. Do not be phased by the form, some of the answers can be obtained from the local search and if you own a leasehold property some information can be obtained from the lease which is supplied within the HIP.

All of our Home Information Packs can be viewed online and come complete with a paper bound copy delivered to your door (this process takes on average 5-10 working days).
